Why Rural Clarington Properties Get Declined by Banks
If you own acreage north of Highway 2 and your bank turned you down, there is a good chance the decline had very little to do with you. It had to do with the property.
Major banks build their mortgage products around a standard suburban home on a serviced municipal lot. When a file arrives with ten acres, a drilled well, a septic bed and a detached shop, it falls outside the box the underwriter is working with. The system does not have a place to put it, so the answer defaults to no.
These are the property features that most often trigger a bank decline in rural Clarington:

Here is the part that catches people off guard. Unpaid property taxes are not just another bill. In Ontario, municipal property taxes hold priority over your mortgage. That means the Municipality of Clarington sits ahead of your lender in line, and your lender knows it. From a bank's point of view, arrears on a file are a signal that its own security position has weakened.
